Selling a Brisbane Home With a Pool?
Brisbane's property market is one of Australia's most active — and when a settlement date is locked in, the last thing you want is a pool compliance issue causing delays. Under the Queensland Pool Safety Act 2010, sellers must either provide a valid pool safety certificate at settlement or give the buyer a Form 36 disclosure notice.
While the Form 36 option exists, providing the certificate gives you significantly more negotiating power and removes any uncertainty for buyers. A pool safety certificate signals to buyers that the property is fully compliant — and removes one more reason for price negotiations.
Get Certified Before You List
The smartest Brisbane vendors get their pool safety certificate before listing the property. This means:
- No last-minute scramble when a buyer is found
- No risk of settlement delays due to pool compliance
- A stronger negotiating position — buyers can see the compliance is sorted
- Time to rectify any issues without pressure
What Happens if My Pool Fails?
If your pool doesn't meet current standards, we issue a written Non-Conformity Notice listing every item that needs attention. Most issues are straightforward — gate latches, vegetation near fences, minor fence repairs — and can often be resolved the same day. Re-inspection is $99.
Same Day Inspection for Settlement Deadlines
If your settlement is approaching fast, our same day inspection service ($199) is available across all Greater Brisbane suburbs 6 days a week. Book by phone or online and we'll confirm your time within 2 hours.
How Long Does a Brisbane Pool Safety Certificate Last?
A pool safety certificate issued for the purpose of a property sale is valid for 2 years. This means if you're not selling immediately, a certificate obtained now remains valid for your future sale.
